Me and my Girlrfriend have lived together for over 3 years. I want to get married because I love her very much, but I have terrible debt, and tax issues. She has great credit and no tax problems.
I already proposed and she said yes. but I am worried about my financial problems.
Is there a way to get married without the government being involved? And is there a way for her to take my last name with only a church marriage?
She is fine with this if it is possible.

Also, if we did get legally married, would my current tax problems and debt affect her? And if we wanted to buy a house or car together would we be able to, with my really bad credit?

I currently can’t even get a rental apartment or car insurance because my credit is so bad. But we are in love and she is willing to overlook my past poor financial decisions. I am currently fixing my financial problems, but don’t want to wait 7 years to get married.

my self How do I get the money to buy these properties and fix them up. I have bad credit so a banks not gonna do it. I know I can just save the money I make from selling houses as an agent but what if I wanted to get started now?

So I’ve searched google and resolved questions and I can’t find the answer I’m looking for.

Long story short: My husband and I inquired about buying a home and the lady (realtor) that did the credit check and such said that we would have better luck buying a home sold by the owner. She said my husbands credit is "fair" and is 10 points below what it needs to be for her to assist us. I already know my credit wont help. It will take another year for it to be where I want it. We don’t have any current "dings" It is all old stuff that we accumulated separately before we were married and we are working on fixing it now.

I found a house that’s a for sale by owner that is in our price range. She told me that I would work with my bank and they would help me take care of all of the financial stuff. The thing is we have already been told by one person that our credit is too low, but to go with a for sale by owner. How is this going to work with bad credit? It doesn’t make sense to me.

She (the realtor from b4) also told us that based on our income and bills that we were approved for 200k. We are actually looking for anything under 140k. The house we are looking into buying now is 130k.

Should we wait another year until our credit is perfect or will we be able to get this home that’s for sale by owner? I don’t have a problem with waiting, but if we can get into a house now I’d rather stop paying my landlord 00 a month for a little ass apartment when I can be in my own home with a pool for around the same amount.

My wife & I are trying to buy a foreclosure and want to fix it up. We both have bad credit, so we coudln’t get a house on our own even though I make enough money to get the mortgage. I am fixing my credit, but it won’t be fixed in time in the next 2 months to get a house. We found a co-signer, but the mortgage broker said we can’t have that because our credit isn’t high enough. So, my dad is taking out the mortgage and we are told we should get an FHA 203K loan and then he is going to do a quick deed right after, so I become the owner of the house. The mortgage broker said it is hard to get this type of loan these days and the real estate guy said it’s not. I had some questions if anyone has personal knowledge or experience with this stuff.
1. Will I qualify for the tax credit because I am doing a quick deed after or not?
2. Someone said there is a limit of ,000 for repairs on a home with an FHA 203K loan, so if I buy the house for ,000 and my mortgage was for ,000 do I have to spend every penny on repairs? If there is extra, can I keep it until something goes wrong like a basement leak or the furnace breaks?
3. I was also told that you have to get in writing from a licensed contractor for the repairs etc., but they have to be willing to be delayed in payment? How is this so because I thought after you get the mortgage, you get a check and you pay the contractor?
4. The taxes on this house are very high, and people said to appeal to the city, but I heard this usually doesn’t mean they will lower the taxes. Why don’t they make the property tax off the price you pay and what are the chances they will lower my taxes? Thank you to anyone who can help on this subject matter.
Ok, maybe I am confused about the deed thing. The real estate agent said that if he signs the deed over to me, I will be the owner of the house, he would just be responsible for the mortgage. Obviously, I would pay the bank or pay him every month, but according to below, this can’t happen? My real estate agent must be confused.

I borrowed ,000.00 5 years ago to go to college. I paid it off for like a year then I couldnt afford it anymore with all the interest. They got me for 15% its ridiculous and I cant consolidate because my credit is now 560 because of this.

The collection agency says after all the penalties and interet I now owe ,000.00 its unbelievable. They are going to take me to court if I dont pay. Im sure they will win. Okay, I know that buying a home is a great idea. But I have some questions concerning it. Here is my scenerio: My husband and I live in the Houston, Texas area. Our lease is up in a month and a half. We really want to move at that time into a place that has at least two bedrooms and a garage (apartment or house). We really want to buy a home BUT, at this time we can’t afford the home we want. Our annual income is approximately 50,000.00, and our fixed monthly expenses before rent are approximately 1081.00. I have a lot of bad credit, including outstanding and charged off debt. My husband has fairly good credit, probably in the high 600s.
What I want to know is: Is it even worth trying to get a home? If so should we try to buy new or used? And, if we buy one and we want to sell it in a few years is that really a good idea? Also, we aren’t exactly in the positiong to do major repairs on a house, will that effect us? People keep saying to buy a house, are they right?

within the last few years i managed to fix all my bad credit enough to get a house. i bought it but one day about 9 months ago some kid came to my door selling press telegram subscriptions. i decided to buy one for six months. he told me that after six months i could renew it and if i didnt they would stop sending it to me. so six months later i stopped getting it. they sent me a letter telling me to renew it but i didnt want to so i ignored it. now just today i got a letter from a collection agency saying that i owe and i havent paid. i didnt know press telegram didnt cancel my subscription they stopped sending me papers. its not what i was told and now i may gett a bad mark on my credit. what can i do to fix this mess, i cant afford any negative marks on my credit right now.

I am not really looking for anything expensive or fancy either, I just want 4 walls a roof and a yard. Is it possible for someone with bad credit to buy a house? (I don’t have any credit cards or anything like that. My bad credit stems from a few hospital bills.)

And I’m not really wanting to "fix" or "build" my credit by getting a credit card or anything like that either.

i have relatively bad credit that i know i need to fix. I’m looking to improve my credit within 6 months and make a down payment. I’m a veteran which means i can use my VA loan guarantee.. my friend doesn’t have great credit, but it’s better than mine.. should i talk to a banker first to explore my options of the types of loans? or am i crazy to think this is going to happen?

I just moved 2 a small town with my fiance. We are from California & have horrible credit due 2 his ex and my ex. I have bad health but we need some security. I have terminal brain cancer & I need a stress free life as much as i can. We were offered a house for 350$ a month for 19 yrs at which time we will then own it. Our credit is so shot & our income so little that we know this is our one & only chance 2 own a home. Its in horrible shape. We have 2 fix everything infact the kitchen alone has 2b totally gutted out. It has so much potential & im scared of losing it. We dont mind putting our time & what little money we have into fixing this house. but we dont know if we really should or not. I heard that there are places that help u with loans even w/ bad credit. is that true? & how long would we have 2 wait before we can get a loan on the house to fix it? for 13 months we will rent it b4 signing papers but so much has 2 b done before its livable & we dont want to get screwed plz help

my husband and i both have bad credit, medical bills, unpaid credit cards, and a repossessed vehicle between us, all of these debts are years old, for the past couple years we havent had anything bad on our credit, we have a car we pay on and we just pay cash for everything else, we would like to buy a house within the next couple years, and my question is how can we repair our credit the right way, i know the first step is im gonna get a copy of both of our reports and see exactly what weve got, but whats next? do i just have to call all the creditors and make arrangements? will they even work with me considering these bills have been ignored for so long, hope someone has a clue bc i sure dont, thanks in advance.

I have high income, but bad credit (645). My low credit score is a bit of a mystery to me. I’ve never gone into severe credit card debt, I’ve had two auto loans I’ve paid off satisfactorily, and I’ve had student loans I paid off satisfactorily. There are some bad marks from accounts I thought were closed and paid off but remained opened (I paid these the instant I discovered them), and a series of late payments due to credit card fees I didn’t realize I has acquired on a card I rarely used (we’re talking less than 10 dollars). Even bank agents see my credit report versus credit score and scratch their head.

In attempts to fix this I’ve opened credit card accounts with high limits (had to go the secured route first), no budge on my credit score. I’ve used them and paid them off, no budge on my credit score. I’ve paid off all my debt and now have {content} in debt, no budge on my credit score. Buy anything I can on credit and pay it off, no budge on my credit score. I keep adding good marks and my score goes no where.

I’m responsible with money and yet I’m stuck not being able to buy a house. Is there anything I can do to help improve my credit score? I feel like I’m stuck in a credit catch 22, I keep getting told I need more cards with high limits or a mortgage to improve my score but I can’t get either because my score is so low.

Has anyone who’s been in this situation have any advice?

My husband and I due to some bad decions in the passed have bad credit. Now if your going to tell me, maybe you should worry about making your credit better, STOP don’t respond…I was just wondering if because we have 20% down to buy the house would be it best to look for a bank that accepts a tax idea and pay the down and just move on or would it be better to really wait until we better our credit to make this happen? Should we use the 20% that we have to pay the problems to fix our credit or should we use it for the down payment on the house…please give me legit responces! Thanks!

I’ve been trying to buy this home for nearly 2 years now. I been through 4 mortgage companies and over 10K trying to pay off debt that didn’t make a difference in my score. I know the routine now,companies will promise you they can help until the realize your credit is below 600, then they wont have anything to do with you. I’ve tried paying on time, paying off stuff. It hasn’t help. What I want to know now is,…..what’s the deal with these bad credit places! Are they any different? Is it a rip off! Will they promise you stuff and not deliver? Why would they give me a chance if most mortgage companies wont?

My boyfriend & I have been living in the same house for 3 years. He needs to refinance to keep payments at the current amount but has bad credit so it doesn’t look like it will be possible. Instead I may decide to purchase the house from him because I have good credit & will probably be able to lower monthly payments. I have been pre-approved so do I need an agent for anything? I assumed it would be assumed we would have an attorney but guess not. The mortgage agent said they would pick the attorney unless I had one I wanted to use which I don’t. What I need to know is what will a buyers agent provide to me that an attorney would not? Thanks.

I am fixing to get married and we both have pretty bad credit. I have around 8500 in bad debt (4600 in credit cards, 2000 in dr. bills, and rest in utility and misc.) and my fiance has around 25,000-30,000 in debt (13000 student loan, a ton of dr. bills, cell phone bills, utilitiy bills, and other misc) I don’t know what to do! We have already started a family and are needing to buy a house and can’t get financed anywhere because of our horrible credit. There is just so much, we don’t know where to start. I am current on my credit card payments, however, i can only make the minimum payments. Also, I don’t know the law for Illinois, but I have a dr. bill on my credit from when i was 17. And I also have stuff on my credit where my parents have used my soc. sec. number for utilities before I was 15 that the companies say i am responsible for. When I turned 18 a few years ago, I got one credit card with a 0 limit. I didn’t expect for things to start going so awry, but they did. Over the next few years and up to now, I’ve had multiple evictions, numerous utility bills, 2 credit cards, a bunch of medical stuff and God knows what else.

I know as of right now the only thing in good standing is my car loan (in which I had a co-signer) but other than that my debt and my credit is outrageous.
