We want to buy an investment property in Western Australia. We know that in Hedland and Karratha the returns are at about 10%. Probably not much potential for capital growth though, especially in Karratha. Are there any other area’s with these rental returns? Are there better options than Hedland and Karratha? Any other thoughts??

I am a US greencard holder but dont stay in the US for more than 1-2 months a year. From this year onwards I will have all my income from Property Investments (Rental Income) in a foreign country – I have no other business or employment. Do I have to pay US social security and medicare on my income?? Would it be considered a business since I have no other income apart from this?? If yes then what is the rate?? and is there any possible way to avoid paying this?? I do not channel my property investments through a management company – but just hire a person privately to look after my properties and collect rents on time. I pay less than a month to this hired helper.
Also if anyone knows the taxes on Rental income overseas – if my address in the US is in New York State (not NYC).
This would help me decide if I want to keep the Greencard or get rid of it – Please keep in mind that I have no other source of income except my property investments… Thanks a lot.
I am considering buying a 5 unit inner city property for k. I currently rent myself. I have k to put towards closing costs and a down payment. With all units full the rental income would equal 50. The PITI pmnt would be approx 0. With this math, the property would have to maintain less than a 40% occupancy rate to maintain itself. At full occupancy, the property would pay for itself AND pay my rent or a future mtg pmnt of my own.
Does anyone think I should use my k to buy a single family home of my own first??
I’m curious if you own a rental investment property under your individual name, can you have your LLC set up as the property manager and hence provide the protections of the LLC. Bascially, the renters would sign a lease to the LLC, and the LLC would "pay" you the individual.
Trying to leverage the protection of an LLC but since it’s difficult to purchase under an LLC, you would have the house under your own name.
I have heard that you can’t deduct the interest unless you are considered, "in the business" also, what are the current depreciation rates on investment property? 15 year, 30 year or what?

I pay about 0 for shampoo cleaning every year when tennant moves out. If I replace just the living room carpet (where dirt/stains usually are anyways) with hardwood floor (estimating it would cost 0) is that a worthwhile investment? Maybe it would be nicer too and make the unit more desirable. Currently has offwhite thick carpet.

I start school in feb for respiratory therapy and after that I planned on being a traveling respiratory therapist. But since all my expenses would be paid for by my company. I think a rental property could be a good investment? I am just looking for investment options for extra money? Plus I can always live in the property if I decide to stop traveling

We have a rental property in AZ and live in California.. I know that when you drive there, you can claim the miles and gas on your taxes.. But we would rather fly.. If so, can we include the expense of our plane tickets on our taxes under our investment property?
If my spouse should be admitted to a nursing home, can I protect our rental property investment by removing his name from the deed? Or will the government force me to sell the property to pay for the nursing home?
My wife and I live in a rented apartment in CA and own a home in AZ that we have rented out. Last year our losses on the AZ property (Interest + prop. taxes + repairs + depreciation – rentalincome) was 14K (reported in schedule E and form 6198). Now since our total W2 wages in CA are >150K we can’t deduct the 14K from our adjusted gross income. Question is can this no. be carried forward each year (as losses) and later when we sell the rental investment property can the sum of all these yearly losses be subtracted from the profit we make by selling the rental property?
Also, someone suggested that the smarter thing to do would be to form an LLC and start getting a tax-break from the losses we are making every year. Is that true?
I am involved in a 3-way investment on a rental property and we are being forced to sell because of a DOT project. Our profit on this property will be approximately ,000 and we need to figure out how to split this up. Being close family members, we weren’t too concerned about figuring this out we bought the property.
